Guest Policy Summary

1. Age & Guest Suitability

• The site (including domes and grounds) is best suited to adults and older teens.
• Recommended guest age range: 16–45 (based on feedback — happiest stays come from this group).
• Children (especially young children, infants, toddlers, or under 5s) may not be happy due to:
  • Unfenced site (safety risks for wandering/exploring).
  • Rural/glamping nature (steps, hot tubs, firepits, projector setups, uneven ground).
  • Adult-oriented amenities and atmosphere (e.g., hot tub safety concerns with groups).
• We encourage no children overall — the property is aimed at adults having a great time.
• Families with very young kids are not ideal; bookings are accepted but expectations should be managed to avoid dissatisfaction/refunds/reviews issues.
• No strict under-age ban, but the wording is advisory to filter for better-fit guests.

2. Group Size & Capacity

• Individual domes: Typically sleep up to 5 (king bed + single bed + sofa bed).
• Countrylife Hall (groups): Base for 8 guests; max 16 unless pre-agreed.
• Over 16 guests: Additional charge of £20 per person per night.
• Large groups (10–30 for events): Prioritized on weekends (higher revenue); individual domes often Mon–Fri only to allow weekend event bookings.

3. Pets

• Airbnb: Extra £10 charge (automatic where possible).
• Booking.com: Not automatically charged (manual request/payment link).
• Site is unfenced → unsuitable for most dogs (escape risk, historic grounds).
• Pets generally discouraged (aligns with child suitability notes).

4. Hot Tubs

• Availability varies by unit/event (some domes have private hot tubs; site may share or add emergency ones).
• Temperature: Pre-heated to 30–35°C; auto-heat by ~1°C/hour (communicate in messages).
• Safety: Concerns with drunk guests → may be removed/omitted for certain bookings/events.
• For groups: Backup/emergency hot tubs possible (e.g., D5 or owner’s); minimum temp 40°C in some cases if only one tub.
• Not guaranteed year-round (e.g., winter issues below zero).

5. Check-in / Check-out

• Bullington domes/site: 3 PM check-in → 11 AM check-out.
• Blackpool properties (if relevant): 4 PM check-in → 11 AM check-out.
• Late check-in (e.g., 10 PM): Generally allowed if pre-arranged.

6. Extras & Add-ons

• BBQ/firewood packs: Extra £15 (via Airbnb send/receive or payment link on Booking.com).
• Utensils/kitchenware: Not provided in individual domes/yurts/tents (unless or specific units like cottage/Countrylife/entire site).
• Cleaning fee: Included in most rates; extra for damages or heavy use.
• Repeat direct bookings save 10pc

7. Damages & Conduct

• Insured for most breakages, but report accidents promptly.
• Friendly reminder in messages: “Accidents happen — let us know so we can handle via insurance.”
• Threshold for claims: Around £100+ (avoid small claims to prevent bad reviews).
• Plastic cutlery: Unacceptable — immediate consequences if used.
• No refunds without owner approval (never process without explicit permission).

8. Accessibility & Location

• Hourly bus from Lincoln city centre/train station (~25 min, £3).
• Rural — shops/pubs in Wragby (3 min drive) or Lincoln (10–20 min).
• No click-and-collect equivalents in some regions (e.g., Philippines VA noted this).

9. Other Rules

• Events/groups prioritized (e.g., entire site weekends at higher rates).
• Mid-week domes: Often lower rates to fill (e.g., £50–150 pw attempts on SpareRoom).
• Reviews: Focus on happy memories; battle unfair violations/refunds via evidence (photos, timestamps).
• No smoking inside; respect quiet hours for neighbors.
